The PEXA system is an Australia-wide system of electronic conveyancing whereby the registration of transfers and mortgage transactions occurs simultaneously with the release of advance funds.

This system further enhances the security of the Torrens Title concept of indefeasibility by ensuring there is no gap between settlement and registration.

Only banks and lawyers can operate the PEXA system. The control of each property is not a physical token (a Certificate of Title was used in the past), instead the ability to transact is controlled by a PEXA Key.

A PEXA key is a digital token tied to the Lawyer or Bank that holds the registered first mortgage. In the case of lenders who use Bransgroves Lawyers as their mortgage lawyer, we control the PEXA key and thus control the security on your behalf.
