Torrens Title is a system of land title by registration. Under the system you can agree to sell or mortgage a property but until the transaction has been registered the law does not recognise it. The idea is that all dealings in relation to land will appear on the Torrens Register and therefore the register can be taken as conclusive. ie: search the register and there is no need to make further enquiries to investigate title. The purpose of the Torrens Titel is to provide certainty of title to land and so encourage commerce. The Torrens Title system was first introduced in South Australia in 1858 and subsequently adopted in all other Australian jurisdictions. Torrens Title is named after its inventor, Sir Robert Richard Torrens.
