The Torrens Register is the digital register of each state and territory in Australia which is updated by the electronic conveyancing platform PEXA. The Torrens Register of each state shows who the legal owner and legal mortgage holders are for every parcel of land in the system (which is most of the country). The Torrens Registers allow a system of land title by registration. Under the system you can agree to sell or mortgage a property but until the transaction appears on the Torrens Register the law does not recognise it. The idea is that all dealings in relation to land will appear on the Torrens Register so the register can be taken as conclusive. ie: search the register and there is no need to make further enquiries to investigate title. The purpose of Torrens Title is to provide certainty of title to land and so encourage commerce.
